Our Story

Eco Beach City is a beachfront eco-residence on the south coast of Sumba Island, Indonesia, at Desa Manu Wolu, Kecamatan Mamboro, Kabupaten Sumba Tengah, East Nusa Tenggara. The project markets more than 2 km of beach and a private place on that shoreline. The live site (September 2026) states: already open to visit; 762 investors have bought land; 24 units built; 15 buyers have paid construction and furniture; 4 common areas finished. Phase 1 opened August 2024 after a January 2024 launch. Homes are sold as land first, then construction and furniture as separate steps. Entry packages on the site have ranged from about €6,500 (land + glamping credit on a 240 m² plot) to €13,000 for land with a glamping unit, paid in instalments with no interest. Larger products include studio suites, oceanfront villas, and an 8-bed beachfront mansion. Legal structure is PT Eco Beach City, an Indonesian PMA company (NIB 1207220033884). Foreign buyers cannot hold Hak Milik (freehold). The published contract is leasehold running to 31 December 2100. The company says parent parcels are notarized certificates of title, paid in full, and that land was bought from the local community at under $2 / m². Built and in use according to the site: tennis court, padel court, coworking, restaurant, solar panels. Planned or under construction: beach club, gym, horse stable, beach volleyball, badminton, observatory, yoga area, CrossFit, events venue. The pitch is a second-home / remote-work beach community more than a classic cooperative village. Many buyers are investors; some intend to live or stay on site. This listing follows the project website. Confirm title, build status, and fees on the ground and with a lawyer before paying.

Beach, coworking, tennis and padel, restaurant. Planned gym, yoga, beach club, stables, observatory, events venue. Aimed at remote workers, second-home owners, and facilitators as much as full-time settlers. Several other Sumba beaches sit within a short drive.

Membership & Governance

Open to new members
Visitor ProcessThe site says it is already open and asks people to visit. Request the dossier at https://ecobeachcity.com (email form), message Instagram @ecobeachcity, or Telegram t.me/ecobeach. Fly via Tambolaka; ground transfer is arranged by the project. Tours are sales visits, not work-exchange stays.

Decision Making

Developer-led through PT Eco Beach City (PMA). Founder publicly listed as Carlos de Ory. Resident assembly or sociocracy is not described on the homepage.

Membership Process

1) Ask for the dossier. 2) Read the contract with a lawyer — the site says there is no deadline. 3) Pay for land, then house, then furniture. 4) Use the common areas. Resale / transfer between members is described on the site. This is plot purchase through PT Eco Beach City, not a cooperative share.

Our Vision

Democratize the price of an oceanfront second home on Sumba — world-class common facilities, year-round climate, and a 2 km beach — while channeling project profits toward island nonprofits and child education.
